Important: Renters’ Rights Act – Information Sheet Required for Tenants by 31 May 2026

We would like to inform you of an important requirement under the Renters’ Rights Act, following the publication of the official Renters’ Rights Act Information Sheet 2026 by the Ministry of Housing, Communities and Local Government (MHCLG).

This document explains to tenants how their tenancy will be affected by the new legislation. Under the new rules, each eligible tenant must receive this Information Sheet by 31 May 2026.

Failure to provide the document correctly can result in fines of up to £7,000, so it is important this requirement is complied with.

Where Lakin & Co already manages the tenancy/property and collects the rent, we will be issuing the information sheet to the tenants as the managing agent.

Who must receive the Information Sheet

The Information Sheet must be provided to each tenant named on the tenancy agreement where the tenancy:

  • Is an Assured Tenancy or Assured Shorthold Tenancy
  • Was created before 1 May 2026
  • Has a written or partly written record of terms (such as a written tenancy agreement)

The document does not need to be provided to lodgers.

How the Information Sheet must be served

The document must be the official version downloaded from GOV.UK and must be provided exactly as published.

It can only be served by:

  • Providing a printed copy to the tenant (by post or by hand), or
  • Sending the PDF as an attachment via email or text message

Please note: sending a link to the document alone is not valid and would not satisfy the legal requirement.

Who is responsible for serving the document

The person or organisation managing the tenancy must provide the Information Sheet to the tenant.

Where a letting agent manages the property, the responsibility falls on the letting agent, even if the landlord has already done so or intends to.

Tenancies without written agreements

For verbal tenancy agreements created before 1 May 2026, the Information Sheet does not apply. Instead, landlords or agents must provide written details outlining the key terms of the tenancy.

Upcoming tenancy forms

As part of the wider tenancy reforms starting 1 May 2026, new forms will be introduced for processes such as:

  • Serving notice of possession
  • Varying rent

Example versions of these forms have been published early by MHCLG for guidance. These are watermarked examples only and must not be used. The official usable versions will be published on GOV.UK from 1 May 2026.
